Prepare

Learn the Process & Get Pre-Approved

We start every buyer journey with a thorough buyer orientation. During this meeting we will review the current market conditions, the home buying process and your wish list. This way you know what to expect, and we know what you're looking for so we can serve you to our best ability.

We will also connect you with one of our preferred lenders who can help you analyze your finances and better understand your budget, closing costs, and estimated monthly payment.

Location, Condition & Price

Together we will scour the market the perfect house. We will tour homes together in person, or virtually if you're buying from out of state. 

We will assess your needs vs. wants to ensure you're happy with your home purchase for years to come.

Negotiate

It's Time to Make an Offer

Once we find a house you love we will write an offer to the Seller. Depending on the market you're exploring, and the time of year, we may or may not be up against some competition. We will advise you on the best course of action for every home you chose to make an offer on so you can confidently decide what terms you're comfortable with.

Mutual

The Clock's Ticking

Once a seller accepts your offer and any/all revisions have been signed around, we call this day mutual acceptance or "MA." Mutual Acceptance starts the clock for all contractual timelines like earnest money deposit, inspections, financing contingencies, and more. 

We carefully track each deadline to keep you in compliance and protect your earnest money. 

Inspection

Better Understand the Home's Condition

We always recommend getting a home inspection when purchasing a home, If you and the Seller have agreed to a home inspection contingency, you'll have a few days to hire a professional home inspector (we have several we can recommend) to inspect the home you wish to buy. 

You'll receive a detailed inspection report from your inspector and together we will decide what, if any, repair items or credits you'd like to request from the Seller. 

The inspection period is a time of renegotiation so the seller may agree to all, some, or none of your requests. We will guide you through every step of this process.

Appraisal

The Bank's Verification of the Home's Value

If you're buying a home with the help of a mortgage, your bank will likely require an appraisal to verify the value of the home. This process typically takes 1-2 weeks as the appraiser researches the home, and comparable homes that have recently sold in the area. 

We typically have contingencies in place to protect you in the event the appraisal comes in low, but each contract is unique. We will advise you of the nuances of your specific contract so you're not left wondering.

Cheers! It's Key Time

The day you've been waiting for! Once we have recording numbers from our Escrow Team, we can typically give you the keys to your new home.
